More and more people are beginning to buy property in Bulgaria, Because of the beauty, yes the country's undulating landscapes has long made it a popular tourist attraction but also the signs that property values will steadily increase in the next few decades. The influx of foreign investments have led to great strides in infrastructure and newly developed property in Rousse (Ruse), but prices remain to be one of the most appealing in the region.
 

Buying a Property in Bulgaria Process Explained

Once you have decided on a property/land and agreed a price, you can instruct a Preliminary Contract to be drawn up and pay typically a 10% deposit(although it can be more).
For non-residents of Bulgaria, buying property with land requires the setting up of a limited liability company.Apartments do not require a company set-up unless a land purchase is involved. This is a standard and straightforward process. Your Bulgarian Ltd company will buy the property and will own the land. You will be the owner of the company and, respectively, of the land.

This Tree shows the normal process for Buying a property in Bulgaria. This process can be completed in as little as 4 weeks as long as all the checks on ownership and all documents are in order.

We can deal with all stages of buying a property in Bulgaria.

First of all you should come to Bulgaria and view your property.If you find one you like and wish to purchase then all we need is a deposit ( Usually 10% but can be more if you so wish) and for you to give our company representative a Power of Attorney to act on your behalf whilst you are not in Bulgaria. "Foreigners were involved in more than 29 per cent of the real estate transactions concluded in Bulgaria in 2006, and 66.87 per cent of them were UK residents, Anton Pankev, Executive Director of Asta Bridge International Properties Ltd., told a news conference at the BTA National Press Club on Monday. The company attributes the interest, among other things, to the readily available scheduled flights between Bulgaria and Britain.

Irish investors concluded nearly 13 per cent of the property deals in 2006. Americans were involved in six per cent of the deals, Germans in four and Italians in three per cent.

UK citizens were interested mainly in property investment and their main motivation for purchase in Bulgaria was price."

Weather
Bulgaria has a climate of hot, dry summers and wet, cold and snowy winters.

The average temperature in the summer months is 28°C with the winter around 3°c.
The Black Sea has an average summer temperature of 24°C - warmer than at most Mediterranean resorts making bathing a pleasurable experience!
There is usually around 1.5 to 2m of snow in the ski resorts between December and March.

Money
The currency of Bulgaria is leva. Prices are often quoted in euro’s for tours, top hotels, air fares and car rentals although you can also pay in leva. Credit cards are very rarely accepted although you can get cash advances in banks. A word of warning if you intend taking Scottish Bank Notes to Bulgaria - you will find it VERY difficult to exchange them for Leva, even the banks refuse to accept them! ATM’s can now be found in most large towns and cities. Only change money in banks, hotels and authorised money exchanges. Be aware of people in the street offering to change money it will either be counterfeit, old or you will be given the wrong amount. Travellers cheques are not always easy to change and banks will only usually accept American express and Thomas cook and you will be charged commission.

Visas
Currently UK and Irish citizens as well as most other European Nationals are allowed to stay in Bulgaria for up to 90 days within each period of 6 months. Anyone wishing to stay for longer needs to apply for a multiple entry tourist visa valid for 3,6 or 12 months or a single entry long term visa for more permanent stays.
Please check the Bulgarian Embassy website for further details as the rules on immigration and in particular registration are constantly changing.
